Selling Your Home in Spring!

Ahh.. Spring! The season of high fashions, flowers, hay fever, and of course Spring Cleaning! 

Spring is one of the most popular times of year to sell, but how do you ensure your property stands out from the rest? Read on for some of our top tips:

 

1. Declutter

Yes, we know it's a word that we all love to hate, but it's a necessary evil when you are selling a property. The good things is, it will also save you time when you are getting packed up and ready to move!

 

2. Dress to impress

Just like the high fashions on the racecourse, a little sprucing will have heads turning!

Now you have decluttered inside, it's time to work on your 'curb appeal'. 

- Clear away any rubbish or vegetation

- hide your rubbish bins, park excess cars/boats/motorcycles away from the house and out of the driveway. Having too much in the front yard can make it look a little messy and potentially indicate that there is not enough storage space in your property. 

- Make sure any hedges/garden beds are neat and tidy. Overgrowing patches can send the wrong signal to potential buyers that the garden is too hard to maintain and that they would have to spend their precious weekends with dirt under their nails.

3. Auntie Jo needs to go

We love our families, but too many personal photos and memorabilia can have a detrimental effect on potential purchasers. People need to be able to imagine themselves living there, and that may be hard when all of your photos are on the wall. Try to minimise the sports awards, family photos and a fridge door full of reminders and schedules. 

 

4. Appeal to the senses

What will buyers notice when they first walk in?

Sight - How does it look? Clean, inviting and uncluttered is ideal.

Smell - Fresh, sweet and not overpowering is what you want. No one wants to smell last night's dinner or Bob's old footy socks! That being said, it's best not to use strong perfumes and air fresheners as people may suspect you're trying to hide something. 

Sound - Take a listen, is there a tap dripping in the bathroom that needs to be fixed? Or does traffic noise come in when you have the front windows open?

Touch - As well as looking clean, buyers often like to run their hands over your kitchen and bathroom benches. Whilst this is discouraged during covid times, no one wants to have the surprise of marmalade or toothpaste suddenly on their hands!

Taste - ok.. that's a bit of a tricky one! We hope that no one goes around licking things! But again, it's about the property being clean and presentable.
