Adapting With the Times - Technology

During these unprecedented and challenging times, we have all had to adapt to using technology on a regular basis, for better or worse!  From QR Check In codes, to zoom meetings and homeschooling, technology is definitely making a bigger appearance in a lot of our day-to-day living.  

Real estate is an industry that usually places a lot of importance on face-to-face interaction, and the team at DPG have had to find other ways to connect with buyers, sellers, renters and all the other humans we deal with to deliver the level of service and results we take so much pride in. 

So, what are some of these new technologies?

E-signatures

Well prior to the lockdowns DPG had invested in technology allow the prompt, secure and legal completion and execution of documents such as contracts and leases, regardless of where anyone was located.   We are utilising an Australian company PleaseSign, who provide an excellent, easy to use service.  We always try to support local suppliers where possible.  

 

But are e-signatures legal? In short,  yes! Provided certain requirements are met as found in the Electronic Transactions (Victoria) Act 2000 and a relevant exception does not apply, contracts cannot be denied enforceability merely because they are concluded electronically. Electronic contracts are extremely convenient and can usually be completed on either a smart phone, iPad or computer from wherever you are at the time.

During Government imposed lockdowns, potential purchasers are unable to attend an auction in person. To overcome this challenge DPG have sucessfully sold a number of properties using Openn Negotiation. This online auction program doesn't include an auctioneer yelling and pointing, but rather allows people (even if they are still be in their PJs), the ability to bid for a property no matter where they are in the country or wider world. Think like Ebay, but better! 

Similar to Ebay, bidders must be registered. This stops any 'Joe Blows' coming along and putting in dodgy bids. However unlike Ebay (and regular auctions), bidders can input their own terms, such as subject to finance, settlement terms etc., and provided these are accepted by the Vendor, they become part of the contract should the person be the successful bidder.  

We believe that Openn Negotiation provides a lot more transparency for both buyers and sellers as everyone can see where the bid is up to at any given point. This is unlike a best offers/dutch auction approach which can often leave buyers feeling frustrated if they missed out by a minimal amount.

3D Virtual Tours

A regular floorplan gives buyers an excellent idea of how homes are laid out, but a 3D virtual tour takes it to 'the next level' - or rather, dimension!   Once we supply the link you can virtually walk through the house at your leisure.  This can really help buyers get a sense of the space, a practical understanding of the layout, and feel of a home without physically being there.  

Facetime/video calling

During lockdowns, buyers are unable to come to physical inspections. But given properties are selling so quickly, how can we as agents help buyers feel comfortable with putting in an offer on a property?? The answer? Video call!

Unlike other agencies who make pretty videos showcasing the best bits of properties, DPG love to just 'be real'. By holding a video call with potential purchasers, we pride ourselves on showing the WHOLE property;  the good bits, the bad bits, and occasionally the downright ugly bits.
